About Us
Since founding Vermont based Green Mountain Development Group,
Inc. (GMDG) in 1987, John Giebink and Charlie Brush have developed
over 800 townhomes, apartments, single family homes, residential
lots, and 250,000 square feet of commercial and office space throughout
Vermont and New Hampshire. From the start, GMDG's philosophy was
to remain organizationally small, but to develop and construct

By working with a team of professionals with proven track records in development and construction, GMDG has been very successful in managing projects from concept to reality. By paying strict attention to detail and scheduling, along with creative solutions and an excellent relationship with the project team, GMDG has developed or constructed nearly 650 independent senior living apartments in Vermont, New Hampshire, and New York since 1997.
SENIOR LIVING COMMUNITIES
In 1994, GMDG recognized a growing need to provide secure, safe and affordable housing for seniors who could not afford and/or did not want to move into the structured and expensive assisted living and continuing care communities that were being constructed throughout New England.
By utilizing the Low Income Housing Tax Credit program and other creative funding sources, GMDG developed an Affordable Supportive Elderly Housing Model. This Model meets the changing needs and demographics of our aging population more efficiently and cost effectively by offering low-priced independent living apartments with resident staffed security teams and optional independent living services. GMDG's Senior Living Communities are fully accessible and adaptable for active adults and seniors and incorporate the best in design for aging in place. Grab bars in each apartment bathroom, along with an elevator and chairs with rolling coasters in common areas are a few of the features designed to facilitate the changing needs of senior residents. An array of optional supportive services are offered including congregate meals, social and educational activities, health and wellness activities, housekeeping, informal legal and financial counseling, transportation coordination, nursing care and medical referrals, and other personal health services. These services are provided on an "as needed" or "a la carte" basis by third party community business organizations such as Visiting Nurse Associations and independent caterers. The availability of these optional services gives individual residents control over their funds to best suit their needs and budget. With this personal control, available family resources are best utilized, independence is encouraged, costly skilled care is delayed or avoided, and residents are able to age in place with dignity and security at an affordable, lower cost.
This unique model and concept of providing optional on-site health and lifestyle services using existing community organizations has been nationally recognized. In 1997, Pines Senior Living Community in South Burlington, Vermont, was awarded the prestigious Community Partnership Award from the Federal Housing Finance Board which recognized the innovative and resourceful strategies of the development team, and the collaboration of private and non-profit agencies to blend affordable housing and senior services together on one site. In addition, Pines Senior Living Community was voted the 1998 Best Senior Housing Project in the nation by the National Association of Homebuilders.
All of GMDG's Senior Living Communities have been tremendously successful, maintaining 99%+ occupancy and strong financial balance sheets. This success results from GMDG's unique concept of providing a large menu of optional services in conjunction with affordable housing so that seniors can "age in place" with dignity and security and defer or avoid the move into an expensive institutional facility or setting. By dealing proactively and responsibly with housing, health and wellness issues, GMDG has constructed a unique and innovative model to promote lasting independent living, wellness, and enthusiasm for life.
